25 Spirea, Aspen Lakes, Oakbank

OH
There's something about life outside the Perimeter that makes a lot of sense. As you leave the city for your country home, the stresses of the day just melt away. The air is fresher. The sounds are different. Wildlife is abundant. And the taxes are lower. Its all good.
Oakbank is what some call a satellite community. Close to the city, yet far enough away to give you the feeling you've escaped. Oakbank has other special qualities. It is close to Birds Hill Provincial Park and all the park has to offer. And being just east of the city means you already have a head start getting to Manitoba's cottage country.
But there's another feature that people tend to overlook but is what impresses me most about the area: the proximity to a number of ridges of land running east/west that converge at Birds Hill Park. These ridges give the area its unique character not found anywhere else in the immediate area around Winnipeg.
On Sunday afternoon I'll be at an open house located at 25 Spirea Lane, in the Aspen Lakes subdivision of Oakbank. From the soaring ceilings that greet you in the foyer, to the large triple car garage, this home is welcoming, stylish and well suited to needs of a whoever has the pleasure of living here.
This lovely 2 storey, 2008 square foot, 4 bedroom, 2.5 bath home includes attractive maple kitchen cabinets, granite countertops and island, hardwood floors, 17 foot high ceilings in the formal diningroom/livingroom, piled foundation, I-joist floor system, and more. Off the master is an elegant ensuite with deep soaker Jacuzzi tub and custom tiled shower stall that provides a place and means to unwind. All this plus the buyer will receive a $5000. gift card.
The opportunity to have all this is yours. No bidding wars to worry about. Priced at $499,900. C'mon out and see me sometime - preferably Sunday afternoon between 1 and 4. If this, or any other home or property interests you, give me a call at 204-989-6900 or toll free at 1-866-989-6900.

Cape Coppermine - 6 Prince Rupert Close

Up at Cape Coppermine, near Lac Du Bonnet is a beautiful treed lot ready for the cottage you've dreamed about having....and if it is still a dream, you can take one giant step closer to making it a reality with this.
Or you can just use it as is, enjoying the golfing, hunting and fishing that the area has to offer. On site, in the back corner of the lot, is a guest house and shower building where you can come and breathe the fresh spruce-scented air.
The huge boulder, carefully placed here at the end of the last glaciation, is an added piece of natural work.
The best part? All this for only $77,500.
If you are interested in this, or any other property for recreation, investment or year round living, give me a call at 204-989-6900 or toll free - 1-866-989-6900.

Fraser's Grows On You

Home shown above not for sale....I just love it.

This morning I was in Fraser's Grove, one of Winnipeg's nicest "secrets". It is located between Henderson Highway and the Red River and wraps around Fraser's Grove Park. It's in MLS area 3C.
It is an established neighbourhood with an wide range of home values, vintage and design styles.

Reach for The Ground

Now, is it just me, or is there something not right with this picture. I think the real issue is that we gotta push for mandatory home inspections  - like they have in place in other jurisdictions. Unfortunately, in a sellers market like we have in Winnipeg, people are afraid that if they add a condition to the offer such as "subject to acceptable home inspection" they will lose out.

Kildonan Park

Armstrong Ave straddles park

Rainbow Stage - open air stage

Witch's Hut - my fave

In Winnipeg's north west suburb of West Kildonan lies Kildonan Park. It is bordered on the north by Kildonan Golf Course, on the West by Main Street, on the east by the Red River and on the south by Armstrong Avenue (see image above).
The park is a destination of all Winnipeggers but serves the immediate MLS areas 4D, 4E, 4F & 4G which includes Margaret Park, West Kildonan, Scotia Heights, Riverbend, River Grove, Riverdale, Amber Trails, Garden City, Old Kildonan, Parkway Village and Garden City
I have a lot of great memories of that park from frequent visits and picnics taken as a kid but Rainbow Stage and The Witch's Hut bring back the most positive memories.....and the climbing trees, and the picnic shelters, and the wooden bridges, and the paths thru the woods, and...

Stade, Cranes and Automobiles

Today I was out in Winnipeg's Fort Richmond/University Heights MLS area 1K, which is going over a make-over of sorts. Construction cranes near the University's Faculty of Music and the finishing touches on the new Stadium are obvious changes. But streets such as Cloutier and Kilkenny down near Kings Park along the Red remain well treed and inviting. And at the end of the day, I don't think the parking for stadium events will be an issue at all.

Sage Creek - this south-east Winnipeg community is growing fast. I like what they're doing with the street name concept, overall site plan and especially.....the village centre. It's naturally appealing you know.
