Unit 2306, 654 Kenaston Blvd, Winnipeg

Here's one way to beat the heat. Instead of selling your home and buying a condo and cottage as many people are doing these days, buy this move-in ready condo in River Heights and get use of the outdoor swimming pool (shown above). Then take the money you saved by not buying a cottage, and get yourself something more practical. Like a trip around the world, or a Harley for each member of the family, or a Cadillac convertible, or fund a climb of Mount Everest or..........link to more info on the condo.
I can show you this move-in ready 2 bedroom unit, or come by and take a look at the open house - Sunday July 21st from 2-4 pm.

OK - there's my attempt at Chinese Mandarin simplified using the wonder of translation software. (Wonder -- as in I wonder what I just said). Having used translation software before for French (and having a fair grasp of that language in it's written form), I know the technology leaves much to be desired.
But nevertheless, it serves to promote my acknowledgement of the importance of communicating in the language spoken by the majority of earthlings.
Here's what I was trying to say:

Ideal condominium unit for sale in Winnipeg.
2 bedroom condominium, in desirable Winnipeg location. Includes fridge, stove, washer, dryer, dishwasher. Clean and ready to occupy.  $199, 900.
Winnipeg residents have the best quality of life in Canada. It has some of the most affordable housing prices among large cities in Canada. It has the most stable economy – one of the strongest in the country. Due to the abundance of lakes in Manitoba and affordable prices, Winnipeggers enjoy the highest rate of home AND cottage ownership in Canada. Compare to Toronto, Vancouver and Calgary where it is difficult to own a home at all.
I have lived in Canada all my life. I have worked with land, property and real estate for over 35 years.  I know Canadian, Manitoban and Winnipeg real property better than anyone.
Fly to Winnipeg. If you desire, I will give you a 1 or 2 day tour of the city and surrounding area. Then we will find the home you are looking for.

33 St. Thomas, Winnipeg

arm montage
St Vital, St George, St Thomas.
The Winnipeg area known as St. George is bounded by Fermor on the north, Berrydale on the south, St. Mary’s on the west and St. Anne’s on the east. There are two parks in the area, St. George Park and cosy St. David park. St George School (K-8) is on the street of the same name while Glenlawn Collegiate (9-12) is on the corner of St. Mary’s Road and Fermor Avenue. Numerous churches, restaurants and businesses line the portion of St Anne’s and St Mary’s that border St George including a Tims and (if you count the one a couple of blocks north of Fermor) two DQs. Most everything is just a short walk away including Superstore and a Safeway.
In the middle of all this is a quiet, one block side street (not a through street) known as St Thomas Road. And without a doubt, one of the nicest bungalows on that street is # 33. A mature spruce tree welcomes you as you arrive home to this spacious 1200 square foot, three bedroom/2 bath bungalow on large 60’ x 134’ fenced lot. A double insulated garage with wood stove and large shed are more than enough for all your storage needs. Inside you’ll notice the recently upgraded counter top, custom tile back splash, enhancing the look of your very large kitchen space and dining area. This St. Thomas home has also been fitted with newer windows and doors, energy efficient furnace and hot water tank. Much of the home has been freshly painted allowing you the ability to just move in and get on with life. And even though you have central air to keep you cool inside, stepping out into a screened-in porch during insect season is something everyone will appreciate.
Fast Facts: Attractive 3 bedroom, 2 bath home. Good sized living room and large kitchen/dining room layout with patio doors to screened-in rear porch. Front drive. Rear access to double garage. Large shed and fenced yard. Recent windows, doors, HWT, high-eff furnace, kitchen counters and backsplash. July 1st possession. Terrific value. Showings start May 27, Open House Sunday June 2nd 2-4pm, offers presented Monday June 3rd at 7pm. Quick possession and priced to sell accordingly. Offered at 249,900.

74 Des Meurons, Norwood Home For Sale

Have you ever wondered what it would be like to live in an established area, with mature trees, reputable schools, stores, restaurants, community clubs and golf? And maybe throw in the fact that all this is located only a few minutes from The Forks and downtown giving you quick and easy access to work and play……That, my friends would describe Norwood. Canada’s greatest neighbourhood…..well after Osborne Village.
OK, maybe I’m a little impartial since I grew up in Norwood and have lived most of my life in it or beside it (I have lived in Glenwood for 25 years). But as good as Glenwood is, Norwood is even better and for me it all has to do with its ideal “central location”.
For those who don’t know Norwood and for those who do, I have to admit, “This home (below) is the one!”
On Sunday, May 5 from 2-4 in the afternoon I’ll be doing an open house at 74 Des Meurons. From the moment you enter this solid and well-maintained home you know you have come into something special. You are greeted by beautiful hardwood floors, original cove ceiling in the living room, French doors into the dining room, a third bedroom or office, full bathroom with jetted tub and a recently renovated kitchen all on the first floor. Upstairs is a spacious master bedroom, a second bedroom and views of your expansive 138 foot deep yard. The basement has a finished entertainment area and 4th bedroom if desired
The fenced yard is ideal for times spent with family and friends. It is also perfect for keeping a watchful eye on children and pets. At the back, just off the paved lane, is a parking pad with enough room for up to 4 vehicles and a single garage currently being used as a shed.
This non-smoking home also comes with central air-conditioning, alarm system, blinds, dryer, dishwasher, refrigerator, microwave, stove, window coverings and washer. IF that isn’t enough, check out the price……all this offered at $224,900.
Offers presented at 7pm Sunday, May 5. You don’t want to miss this one.

Stade, Cranes and Automobiles

Today I was out in Winnipeg's Fort Richmond/University Heights MLS area 1K, which is going over a make-over of sorts. Construction cranes near the University's Faculty of Music and the finishing touches on the new Stadium are obvious changes. But streets such as Cloutier and Kilkenny down near Kings Park along the Red remain well treed and inviting. And at the end of the day, I don't think the parking for stadium events will be an issue at all.

Spring Market

This graph basically tells the story of Winnipeg's classic 'spring market'. The colours represent the different years amongst the past 8 - and they really don't matter. The important thing to notice is how closely they parallel each other. i.e. we can expect the May/June months to have 21/2 to 3 times the number of listings/sales compared to December/January.
The number of realtors doesn't increase to match that influx of listings/sales so it becomes obvious that if you want more personalised service and the advantage of your realtor having more time to spend with you, buy/sell in the winter. But that ain't the way Winnipeg rolls.
