33 St. Thomas, Winnipeg

arm montage
St Vital, St George, St Thomas.
The Winnipeg area known as St. George is bounded by Fermor on the north, Berrydale on the south, St. Mary’s on the west and St. Anne’s on the east. There are two parks in the area, St. George Park and cosy St. David park. St George School (K-8) is on the street of the same name while Glenlawn Collegiate (9-12) is on the corner of St. Mary’s Road and Fermor Avenue. Numerous churches, restaurants and businesses line the portion of St Anne’s and St Mary’s that border St George including a Tims and (if you count the one a couple of blocks north of Fermor) two DQs. Most everything is just a short walk away including Superstore and a Safeway.
In the middle of all this is a quiet, one block side street (not a through street) known as St Thomas Road. And without a doubt, one of the nicest bungalows on that street is # 33. A mature spruce tree welcomes you as you arrive home to this spacious 1200 square foot, three bedroom/2 bath bungalow on large 60’ x 134’ fenced lot. A double insulated garage with wood stove and large shed are more than enough for all your storage needs. Inside you’ll notice the recently upgraded counter top, custom tile back splash, enhancing the look of your very large kitchen space and dining area. This St. Thomas home has also been fitted with newer windows and doors, energy efficient furnace and hot water tank. Much of the home has been freshly painted allowing you the ability to just move in and get on with life. And even though you have central air to keep you cool inside, stepping out into a screened-in porch during insect season is something everyone will appreciate.
Fast Facts: Attractive 3 bedroom, 2 bath home. Good sized living room and large kitchen/dining room layout with patio doors to screened-in rear porch. Front drive. Rear access to double garage. Large shed and fenced yard. Recent windows, doors, HWT, high-eff furnace, kitchen counters and backsplash. July 1st possession. Terrific value. Showings start May 27, Open House Sunday June 2nd 2-4pm, offers presented Monday June 3rd at 7pm. Quick possession and priced to sell accordingly. Offered at 249,900.

Recycle the Neighbourhood

We talk a lot about the redevelopment of Winnipeg's downtown as a key to this city's successful future but there's another thing happening that is equally important.
That is the regeneration of older neighbourhoods. Its happening fast here and it can only serve to avoid the decay seen in some urban centres. And don't underestimate the importance of this - Winnipeg has the third oldest  inventory of housing stock in the country. Replenishment is the word here! See this story link.

Don't Delay

A lot of homes are put on the market that are the victims of what is lovingly referred to as "delayed maintenance". This can be a real problem if the current owner has owned the property for several years and has put off doing things keep the home in good shape.
Something gets broken. Ignored. Fence needs repairs or staining. Ignored. Interior doors come off their hinges. Take 'em down. Front steps crumbling. Use the back door. Whatever. It adds up over time.
If the owner understands that these items of delayed maintenance will cause the asking price to drop it really isn't a problem. There are always buyers looking for a worn house to fix up.
The real problem is when the seller wants to get what the Friesens got for their similar house down the street. Never mind that it was a beautufully maintained property. "I want to get what they got" the seller says.
Of course that seldom happens.
So maintian that piece of valuable real estate you have. Not only because it means it'll get you more when you go to sell it but because of something called pride of ownership. It makes you feel better knowing that your home has been kept in good running condition.
