Kildonan Park

In Winnipeg's north west suburb of West Kildonan lies Kildonan Park. It is bordered on the north by Kildonan Golf Course, on the West by Main Street, on the east by the Red River and on the south by Armstrong Avenue (see image above).
The park is a destination of all Winnipeggers but serves the immediate MLS areas 4D, 4E, 4F & 4G which includes Margaret Park, West Kildonan, Scotia Heights, Riverbend, River Grove, Riverdale, Amber Trails, Garden City, Old Kildonan, Parkway Village and Garden City
I have a lot of great memories of that park from frequent visits and picnics taken as a kid but Rainbow Stage and The Witch's Hut bring back the most positive memories.....and the climbing trees, and the picnic shelters, and the wooden bridges, and the paths thru the woods, and...

Stade, Cranes and Automobiles

Today I was out in Winnipeg's Fort Richmond/University Heights MLS area 1K, which is going over a make-over of sorts. Construction cranes near the University's Faculty of Music and the finishing touches on the new Stadium are obvious changes. But streets such as Cloutier and Kilkenny down near Kings Park along the Red remain well treed and inviting. And at the end of the day, I don't think the parking for stadium events will be an issue at all.

Back to the Hood

Growing up in this area in the sixties meant we were outside all the time. Whether we were playing football, road hockey, tag, hide and go seek, climbing these trees, picking acorns, riding our bikes, going to Mrs Baizley's, going to the Milky Way for ice cream, going skating (outside), whatever. You get the picture. We were active. And we did it all right here in a two or three block radius.
We certainly weren't sitting in our room playing video games.......playing with an Etch-a-Sketch for a minute or two was about as close as we came to an immobile activity. We would even run along the snow banks, like you see here, all the way to school. Crazy kids!

Pinawa is a really nice place to be and unwind. It is one of those rare spots in the province's lake country (close to Winnipeg) where you can find town life atmosphere. (Much of Manitoba's cottage country is located on crown land where leases are the only way to go.
In Pinawa, you can own titled property.

Spring Market



This graph basically tells the story of Winnipeg's classic 'spring market'. The colours represent the different years amongst the past 8 - and they really don't matter. The important thing to notice is how closely they parallel each other. i.e. we can expect the May/June months to have 21/2 to 3 times the number of listings/sales compared to December/January.
The number of realtors doesn't increase to match that influx of listings/sales so it becomes obvious that if you want more personalised service and the advantage of your realtor having more time to spend with you, buy/sell in the winter. But that ain't the way Winnipeg rolls.

Norwood Flats, or Norwood West, or (a portion of) MLS area 2B brings back a lot of good memories. I grew up in Norwood and found it to be one of the best places anywhere to live, grow and play. Its also close to downtown and The Forks and (as you can see) the new Human Rights Museum.

This Seine River home is being built on Egerton Road in St. Vital. Where an old home once stood, a new one rises. Actually, there is a lot of "infill housing" going on in several areas of Winnipeg, in particular this area - MLS 2D.

Quality Design

I was working a new home listing last Sunday and was impressed with the design quality of this particular show home. Built in shelving units, wine racks and custom lighting are just a few of the features builders are adding to homes to attract buyers who are often wanting more than just eggshell painted drywall in their new homes.
Contrary to popular belief, a Leger Marketing poll has found that almost half  of mobile Baby Boomers (the wealthiest generation ever) are looking to purchase another primary residence that is a similar size or larger than their current property. This is partly because the Boomer children (Generation Y) are finding it more difficult to find suitable jobs and are staying home well into their adult years.
So as the buyers have more money, they want nicer surroundings.
